Rental guide for students in Szeged

Finding you new home in a foreign country can be stressful and difficult. What price is a normal price? What is included what are the extra costs? How much is the utility in Hungary? How can I pay my rent? What if I am only here for 3-4 months? What is the normal amount of deposit and will I have it back? And the 1000 dollar question: What happens if I have to go back to my country because of Covid 19?

These questions we would like to answer and give you a list of advice so you can find you way easier in the rental market of Hungary, Szeged

Do your search! Give youself time to find the one

Have a good look around. It is worth renting a place on airbnb for a couple of days and give yourself time to explore. Even if you are only here for a few months or a year you will spend quite a lot of time in your new home. Check the center and don’t be afraid to go a little bit farther as well for nice looking and well-priced apartments. Szeged is not a huge city, you can be anywhere within a 10 mins bikeride or using public transport. So don’t limit your search to the very center of Szeged!

Ask around and get professional help

It is important to get some information and also to ask for help in the process of renting. Using an English speaking, professional agent can save you money and time – all for free (as here in Hungary the comission is paid by the property owner not the tenant). An agency can help you finding a home to your liking and requirements, draws up a bilingual contract where your rights are well represented, arrange your moving in. Additional extra: in case the agency manages the property as well you have a person to contact in any situation regarding your rental place during your stay.

What is included in the price?

It is not easy to find a good priced apartment but when you find one make sure you do your research. Check the location, area (in Szeged all of the districts are safe but you may check the distance and public transport possibilities) and neighbours. Ask about all expenses, what is included and what not? In Hungary the rental price advertised is usually only for the rent itself, utility fees are payable separately. Its cost can vary but as a guideline you can use this chart below. Internet can be installed in any apartment within a few days or a week, it usually costs around 20 EUR/month.

Please note that these figures are guideline only and calculated with normal usage. Fees can vary according to heating system, specialties of the building or extra usage of tenants.

Make sure you take a photo of the meters when moving in, this way you can avoid any misunderstanding regarding the payments of the utilities. Please note that in some of the apartments you pay after usage, in other ones a flat fee is paid to the service provider, so you pay the same amount each month.

Ready to move in or needs some attention?

Make sure you ask about the furniture and equipment of the property. Does it have AC? Dishwasher? Washing machine? Is the kitchen equipped with a kettle, basic kitchenware? Is the bedding provided? It is important to know if the owner is willing to add some of these or you have to deal with it yourself at your arrival. Don’t worry if this is the case, at the end of your tenancy you can either make a deal with the owner to buy the stuff on a 2nd hand price and leave them at the apartment or you can sell online.

Contract, contract, contract

Paperwork seems to be a hussle but make sure you have a bilingual contract where your details, your rights and obligations are stated.

Important to include the length of you stay, if there is a minimum rental period of the apartment, how much and what is payable to the owner and how (somethimes cash payment is requred in HUF, so you might need to exchange money for the payment).

Very important to write a clause about Covid situation. I don’t think it is fair with the owner to let them take all responsibility as obviously your payment is their calculated income for their investment in the property but some negotiatons should be made. My advice is to draw up the contract for a shorter minimum period than 1 year and also to state that in case of Covid restrictions the tenant give back 50% of his deposit if leaving the rental before the minimum stay.

Agree on the terms of the deposit at the end of your tenancy. You will be responsible for any damage caused by you during the tenancy apart from normal wear an tear and you have to clean the apartment properly or have it cleaned before the handover.

R.E.S.P.E.C.T

Make sure you behave according to the house rules. You have to respect the neighbours and keep the quiet hours (in Hungary after 9pm any disturbance is not allowed in residential buildings). Save yourself the hussle, have your meetings and parties out in a public place rather than your rental.

Respect should be mutual, make sure you decide together how often the owner or his representative is going to check the apartment. It should always be in an arranged time (they have to announce their visit 24 hours prior the time).

Student support throughout your stay

Last but not least once you are done and moved in it is worth asking for professional help in managing the apartment. If you are lucky the owner’s agent is English speaking but if this is not the case don’t worry!
